# Fair Housing Improvement Act of 2023

This bill expands the federal Fair Housing Act to protect three new groups of people from housing discrimination: those who receive housing assistance, veterans, and active-duty military members. Currently, landlords and housing providers can legally refuse to rent to someone based on these characteristics. This bill would make that illegal.

The most significant change involves "source of income" protections. Right now, if you receive a housing voucher (like Section 8 assistance), Social Security benefits, child support, or help from a nonprofit organization to pay rent, a landlord can turn you away simply because of where your money comes from. This bill would prohibit that. It also protects people who rely on savings, investments, or help from family members to afford housing. Essentially, if your income is legal and you can afford the rent, landlords couldn't reject you based on how you get that money. This matters most for low-income families, elderly people on fixed incomes, and those receiving government assistance.

The bill also adds veteran status and military status as protected categories, similar to existing protections based on race, religion, or disability. This means landlords couldn't refuse to rent to someone because they served in the military or are currently serving. The bill includes a transition period of about three years for state and local agencies to update their fair housing enforcement procedures to handle these new protections, with possible extensions if needed.
