# VA Home Loan GRACE Act of 2024: What It Means for Veterans

This bill makes it easier for veterans to get VA home loans, especially those buying homes in expensive markets or combining their loan benefits with another person. The main change involves how much the VA will guarantee on a loan—essentially, the government's promise to cover losses if a veteran defaults.

Currently, the VA guarantees a set dollar amount on home loans, which hasn't kept pace with rising home prices across the country. This bill increases how much guarantee protection veterans can access, particularly for those buying pricier homes. For example, if you're a veteran buying a home worth more than $144,000, you'll now be able to get a larger VA guarantee backing your loan, making it easier to qualify and potentially get better interest rates. The bill also creates special rules for "covered veterans"—those who've already used their VA loan benefit once and are using it again—giving them access to even higher guarantees through April 2030, after which the amounts step down slightly.

The bill also addresses situations where two or more veterans combine their benefits to buy a home together, like married couples or co-buyers. Previously, the rules for how much guarantee they could get together were unclear. Now the law spells out exactly how much protection they receive based on their combined eligibility. Additionally, the bill increases penalties for veterans who lie on their loan applications to up to $23,607, and it extends a temporary reduction in loan fees for veterans until April 2030. These changes take effect 180 days after the bill becomes law, giving lenders and the VA time to prepare for the new rules.
