# What This Bill Does: Making Mortgage Documents Available in Your Language

If you're buying a home or dealing with a mortgage company and English isn't your first language, this bill is designed to make sure you can actually understand what's happening with your loan. Right now, mortgage documents and conversations are almost always in English only, which can leave non-English speakers confused about important financial decisions. This bill would require banks, lenders, and mortgage servicing companies to provide documents and services in other languages.

Here's what would actually change: When you apply for a mortgage or work with a company managing your loan, they'd have to give you a form asking what language you prefer. If you indicate you speak Spanish, Mandarin, Vietnamese, or another commonly spoken language, the lender or servicer would be required to provide you with important documents translated into that language. They'd also have to offer you someone who can interpret conversations for you—whether that's an employee or a professional interpreter—so you can discuss your loan terms, payment options, or any problems in a language you understand. Within 10 days of learning your language preference, they'd have to notify you in writing about what language services are available to you.

The bill focuses on "vital documents"—the really important papers that explain your loan terms, your rights, your obligations, and any changes to your loan. These would be translated into at least eight of the most commonly spoken languages by people with limited English proficiency, based on census data. The government would create model translations that lenders and servicers could use, and over time, they'd add translations in at least four more languages that are common in specific regions of the country.

This matters because housing is typically the biggest expense in a family's budget, and misunderstanding your mortgage terms can lead to serious financial consequences. The bill recognizes that language barriers have historically made it harder for people of color and immigrant communities to access fair housing and build wealth through homeownership. By requiring clear communication in your preferred language, the bill aims to help more people make informed decisions about one of the most important financial commitments of their lives.
