# VA Housing Loan Forever Act of 2024

This bill allows certain veterans and their families to pass along VA home loan benefits to their relatives. Specifically, it targets veterans who served between January 1, 1944, and December 31, 1977, and never used their VA home loan benefit while alive. If these veterans are still living, they can choose to give their unused housing loan benefit to family members like spouses, children, grandchildren, or other direct descendants. If the veteran has already passed away, their relatives can apply to receive the benefit during a ten-year window starting one year after this law takes effect.

Here's what this means in practical terms: imagine a veteran from the 1950s who qualified for a VA home loan but never bought a house and has since passed away. Under this bill, that veteran's children or grandchildren could now apply to use that same VA home loan benefit to buy their own homes. The relatives who receive the benefit would get the full loan benefit and could use it immediately. They'd be treated just like any other veteran applying for a VA loan, though they would still need to pay the standard VA loan fees. The only catch is that whoever receives the benefit can't pass it along to someone else—it stops with them.
