This bill expands the Fair Housing Act to protect people from housing discrimination based on three new categories: source of income, veteran status, and military status. Right now, landlords and housing providers can legally refuse to rent to someone based on how they pay for housing—whether that's through government vouchers, Social Security benefits, child support, or other assistance programs. This bill would make that illegal, just like discrimination based on race, religion, or disability already is.

The bill defines "source of income" broadly to include housing vouchers, rental assistance from nonprofits, Social Security and railroad retirement benefits, court-ordered support payments, money from family members, and any other lawful income source. It also protects current and former military members from being denied housing because of their military service. Landlords would no longer be able to turn away veterans or active-duty service members, or refuse tenants simply because they receive government housing assistance.

The law gives housing agencies 40 months (about 3 years) to update their practices and certifications to comply with these new protections, with possible extensions for states with infrequent legislative sessions. The bill also clarifies that housing providers can still offer special services or assistance programs to people receiving housing aid—they just can't use someone's source of income as a reason to reject them as a tenant. This change would particularly help low-income families, seniors on fixed incomes, and military veterans find stable housing.
