# VA Home Loan Awareness Act of 2025

This bill is designed to make sure veterans know about a valuable benefit they might be missing when they apply for a home loan. Right now, when someone fills out a standard mortgage application form, there's a question asking if they've served in the military. But many veterans don't realize that a "yes" answer could qualify them for a VA home loan—a special government program that often offers better terms, lower interest rates, and requires no down payment.

The bill requires mortgage lenders and the companies that buy mortgages (called "enterprises") to add a simple disclaimer right below that military service question. The disclaimer would say something like: "If yes, you may qualify for a VA Home Loan. Consult your lender regarding eligibility." It's basically a nudge that tells veterans to ask their lender about this option. The lenders have six months from when this law passes to add this disclaimer to their application forms.

The practical impact is straightforward: more veterans will learn about VA home loans at the exact moment they're applying for a mortgage, when they're most likely to act on the information. This could help veterans save thousands of dollars over the life of a loan by taking advantage of benefits they've already earned through their military service. The bill also requires a government study within 18 months to check whether lenders are actually following through and including the disclaimer, ensuring the requirement is being enforced.
