# Capital Gains Inflation Relief Act of 2025

This bill adjusts how capital gains taxes are calculated by accounting for inflation. Here's what that means in practical terms: when you sell an investment like stocks, real estate, or a business at a profit, that profit is called a capital gain and is subject to federal income tax. Currently, the tax is based on the full difference between what you paid for the asset and what you sold it for. This bill would allow you to reduce that taxable gain by an amount that reflects inflation since you originally bought the asset.

For example, imagine you bought a rental property for $200,000 in 2010 and sold it for $300,000 in 2025. Under current law, your taxable gain would be $100,000. Under this bill, you could subtract an inflation adjustment—essentially accounting for the fact that a dollar in 2010 was worth more than a dollar in 2025—which would lower your taxable gain and therefore lower your tax bill. The longer you've held an investment, the bigger this inflation adjustment could be, since more inflation has accumulated over time.
